Benefits of Our Design-Build

Design Phase

Client Vision & Need Analysis

In many ways this is the very foundation upon which any successful project is based and even more importantly this phase of the project is about you. The Briar design team working closely with you, and will avoid focusing on a “final solution”. Instead we will all stand back and let you discuss how you would like your home to feel, share your vision, tell us of your wants and the essential must haves. Through this process you will gain an understanding of the balance between your initial requirements in relation to the budget you are prepared to work with.

Conceptual Design

Moving forward from the Initial Concept phase it is in the Conceptual Design phase that the Briar design team will develop alternative design proposals in an attempt to capture the essence as detailed in the Preliminary Scope of Work. These floor plans and sketches will reflect your requirements while working within the space constraints and budgetary target.

Design Refinement

At this time the “what ifs” are behind us and the focus is on the refinement of the chosen design. This is when Briar will assist you in selecting all finishings such as cabinetry, countertops, flooring, paint, fixtures, windows, doors, etc. This might involve visits to supplier showrooms, reviewing brochures and websites, and also completing the Briar project checklists.

How We Work With You

Construction Drawings & Documentation

In order to move forward to Construction of the project, Briar will produce detailed Construction Drawings. It might help you to think of these drawings as being instructions for the carpenters (and other trades) to build the under-lying structure upon which all the finishing details, as documented in the Design Refinement phase, will be added. These drawings along with the Scope of Work and the detailed specifications package will be used to establish the construction budget and obtain your building permits.

Conclusion and Construction Assessment

In conclusion to the Design Agreement, Briar will prepare, for review with you, a detailed Construction Budget and Schedule. This final step is critical in helping you to gain a full understanding of the project at hand. It also adds a level of discipline to the process which allows Briar to deliver a quality product on time and on budget while meeting your expectations.

Budgets & Billing

Construction Phase

Pre Construction

At this time the Design is essentially complete and it is time to hand the project over to the construction people. The work crews and subcontractors are notified of the schedule. The long delivery time items are ordered. A Lead?Hand is assigned to the project and a pre?construction meeting will be held with you.

Construction

Now that everything has been prepared work on your home can begin in earnest. Equipment, tools and supplies are delivered. The work crews arrive and the transformation takes place. Engineers and other
consultants maybe brought in as required. The project will be closely monitored with reference to both the schedule and approved budget. Throughout this stage there will be bi?weekly meetings to keep you fully informed on the status of the project.

Post Construction

At this time your home is ready for your final inspection and approval. We take you through a review of the entire project to ensure that we have accomplished everything that expected. You will receive a Briar< manual giving you the information to enjoy home while explaining the
requirements for the care and up keep. In addition we promise to follow up in 45 days to ensure that everything is in order and again in one year.
